About Hot Springs Mobile Home Leveling

We level, support and anchor mobile and manufactured homes in the hills around Hot Springs. That is the whole business. We do not sell homes, and we do not sell parts.

How we work

We look before we price. A quote written from the driveway is a guess. We open the skirting, crawl the length of the home, and read the frame at each pier. Then we write a quote that names the piers to reset, the piers to rebuild, any anchors or straps to replace, and any skirting or underbelly work.

We publish typical ranges. Our pricing page shows what relevels, pier rebuilds, anchors and skirting typically cost. You should know roughly what a job costs before anyone comes out, and you can use the ranges to check any quote, ours included.

We work in small lifts. A home’s frame and walls do not like sudden moves. We raise it a little at a time, check the readings, and move along the beam. Read more on mobile home leveling.

We tell you what the rules say. Arkansas licenses manufactured home installers through the Manufactured Home Commission, and its rules for used homes are specific about pier spacing, footings, caps, shims and anchors. Our Arkansas rules page quotes them. Ask anyone who works under your home, us included, for their AMHC license number and check it with the Commission.

Why the ground here needs a careful eye

Hot Springs sits at the southeastern edge of the Ouachita Mountains. The NRCS soil survey maps most of the hillsides around town as shallow soils over shale and sandstone that are tilted and folded, so the depth to rock can change between one footing and the next. Toward Piney and Jessieville, Carnasaw soils add a clay subsoil, and NRCS rates them slowly permeable. In Malvern the ground changes again, to well drained fine sandy loams. We do not assume one answer for the whole area.

Where the homes are

Most mobile homes in this part of Arkansas are out in the county. The Census puts about 7,500 in Garland County, but only about 830 inside the Hot Springs city limits. We drive to rural lots on US 70, US 270, AR 7, AR 5 and AR 227 as a matter of course. City pages: Piney and Lake Hamilton, Mountain Pine and Royal, Hot Springs Village, Malvern and Mount Ida.

What we will not do

  • We will not stack shims past what the state allows to make a reading look good. The rules cap shims at 1 inch and cap blocks at 7 inches combined. See leveling done wrong.
  • We will not re-use old anchors or straps when replacing them. Arkansas requires new components.
  • We will not price a job we have not seen.
  • There are no customer reviews on this site, and we will not invent any.

Getting in touch

Use the quote form with your address, the home’s size and what you have noticed. Photos of the skirting and of anything that worries you inside help us plan the visit.

Frequently Asked Questions

What area do you cover?

Hot Springs and the rest of Garland County, including Piney, Lake Hamilton, Rockwell, Mountain Pine, Royal, Fountain Lake and Hot Springs Village; Malvern and Hot Spring County; and Mount Ida and Montgomery County. If you are just outside those, ask.

Will you tell me if I do not need a relevel?

Yes. If the readings are within reason and the trouble is a door, a soft floor panel or one pier, we say so and price that instead of a full relevel.

Can you look at a home I am not living in yet, or a lake place I visit?

Yes. Plenty of homes here are second homes: the Census counts more than a third of all homes in Lake Hamilton as held for seasonal use. We can arrange access with you and send the written findings afterwards.
